As one of the leading listed real estate companies in Europe, the focus is on dynamic metropolitan regions and urban centers, where the Group implements future-oriented and livable residential concepts and maintains and develops urgently needed living space. The portfolio comprises around 158,000 units, including around 155,000 apartments and around 3,000 commercial units.
The Initial Situation
To this date, Deutsche Wohnen SE has managed real estate portfolios based on SAP Lumira. This allows information extracted from company data to be shared and analyzed with user groups via interactive visualizations and customized analysis applications. Increasingly large volumes of data and new reporting requirements have created the need for the use of newer technologies. Existing logics that had previously been implemented in Lumira needed to be optimized. SAP Analytics Cloud was selected as the tool to replace the existing and locally installed reporting.
The Goal
The goal is to further develop existing reporting and to expand it with new functionalities in order to enable Deutsche Wohnen to access interactive portfolios for each property. The reports are to be designed more individually such that properties can be prepared and clustered according to their value.
The Solution
The consultants from biX Consulting developed real estate portfolios based on SAP Analytics Cloud Stories, Analytical Applications and a customerspecific custom widget. Since the map visualization provided to SAC as standard could not meet all of Deutsche Wohnen's requirements, a map based on the "Bing" map material was implemented as a customized widget. This map can change the level of detail so that residential units as well as their surroundings can be analyzed in a 3D view from a bird's eye perspective. The widget also allows for customization, such as showing additional map layers with supplementary information. Newly developed functionalities enable analyses on user-defined levels, so that, for example, portfolio managers can filter by strategic residential units, but the energy consultant can filter information per neighborhood on an operational level and view a profile for each residential unit.
The Customer Benefit
By using the new technology in the cloud, Deutsche Wohnen can generate significant performance improvements and increased speed in portfolio analysis. Customized functionalities are used to create user-specific reports so that the value of properties and business entities can be determined more quickly and precisely. Users of the application can value and cluster real estate and business entities, create reports and use flexible analysis options, regardless of location.
